Licensing.

The Licensing Division extends the Group's platform to independent estate agents who want the benefits of scale without becoming franchisees. It generates the highest proportion of recurring income of the three divisions and provides a route into both UK and international markets. Through The Guild of Property Professionals and Fine & Country, we support more than 1,000 independent agents and licensees, combining strong recurring revenue with a highly capital-light model.

Two propositions, one platform

A national network for independent agents

Licensing complements our Franchising Division rather than replicating it. The division serves independent estate agents through two propositions depending on their focus. This widens the pool of estate agents we can attract to the Group through predominantly recurring, capital-light income, without needing to acquire them or carry their underlying operating cost bases.

The Guild of Property Professionals

A national membership network for independent agents, with around 725 members across the UK. The UK estate agency market remains highly fragmented, with a large number of strong independents, so we see scope to keep growing the network. Our members retain their own local brands, but membership gives them access to a national network and a defined range of products, services and benefits designed to help them compete more effectively in their local markets. That includes areas such as marketing, compliance support and commercial opportunities, as well as the benefits that come from being connected to a much larger network of independent agents.

Fine & Country

Our premium estate agency brand, focused on the upper quartile of the residential market. Licensees operate under the Fine & Country brand and proposition, competing for upper-market instructions in the UK and across 19 countries internationally.

Across both propositions, the combined scale of The Guild and Fine & Country gives the Group a further distribution network for relevant products and services - commercial products, technology, AI-enabled services, marketing solutions and other services developed or sourced across the Group. The more value we can give our members and licensees, the stronger the proposition becomes, helping us retain the businesses already with us and attract new ones.

How the division earns

Recurring income through the cycle

Entrance to a premium UK period property

The Group earns a fixed monthly membership or licence fee, in return for use of the brand and access to services and support, which allows us to extend either network in the UK or internationally without significant capital investment.

Unlike franchising, income is not linked to transaction volume or member turnover, which makes revenue more predictable and more resilient through property market cycles than transaction-linked income.
